Frequently Asked Questions

Most people who call us have never sold a house this way, so the same fair questions come up again and again. Here are straight answers. If yours isn’t covered, call Lina at 904.600.3207 and ask us directly.

How fast can you close?

In a straightforward case, as fast as 7 days once everything is clear to close. If you need more time to move or to finish probate steps, that’s fine too. You pick the closing date.

Are there any fees or commissions?

No. We don’t charge fees or commissions, and there’s no real estate agent involved. We’re the buyers, paying cash, and we close through a local title company.

Do I need to clean out the house or make repairs?

No. We buy houses as-is. Take what you want to keep and leave the rest: furniture, boxes, all of it. You don’t need to repair, clean, or haul anything away. That’s our job after we buy.

Can you buy a house while it’s in probate?

Yes, in many cases. We work with personal representatives and heirs, and coordinate with your probate attorney and the court’s timeline. Depending on the case, a sale during probate may need the court’s approval. We’re not attorneys and can’t give legal advice, so check with your probate attorney about your case.

Do you buy land, or only houses?

Both: vacant lots, acreage, and land parcels across Clay, Putnam, Nassau, and Duval counties. Several parcels in one property? We can look at all of them together.

What if tenants are living in the house?

We can still buy it. Let us know the situation, whether there’s a lease and how long the tenants have been there, and we’ll work it out. Tenants can often stay right through closing.

How do you figure out the offer price?

We look at the property, its condition, and what similar houses or land nearby have actually sold for, and factor in the repairs the place needs. When we make an offer, we’re happy to walk through how we got to the number. It won’t be a retail listing price, we’re buying as-is and handling the repairs ourselves, but you’ll get a straight number with the reasoning behind it.

Am I obligated if I ask for an offer?

Not at all. Asking is free, with no obligation. If the number works, great. If not, you’re free to list the property or hold onto it.

What areas do you buy in?

Clay, Putnam, Nassau, and Duval counties, including Green Cove Springs, Orange Park, Middleburg, Keystone Heights, Palatka, Fernandina Beach, Yulee, Callahan, Hilliard, and Jacksonville. Nearby and not sure? Call and ask.

What if the house is in a trust, or there are title issues?

Tell us up front and we’ll take a look. Houses in trusts, estates with several heirs, and properties with liens or old title problems come up often here, and many can still be sold. The title company, and, where needed, your attorney, works through the paperwork, and we set the closing timeline around getting it cleared.
